The Lake Is Across the Street, and the Oaks Were Here First

Some neighborhoods are near the lake. Folsom Lake Estates has it on the doorstep. The neighborhood's east edge runs along Auburn-Folsom Road, directly across from Beals Point, and the Baldwin Reservoir Trail on its south side leads right to the lake. From the east-side streets, an evening walk to the shoreline is a habit, not an outing (WRSPG · Ruby Home). The lots are big, the oaks are older than the houses, no two rooflines match, and on Christmas Eve the streets glow with luminaries.

If you already live here, you know the rhythm: the chili cookoff, the egg hunt in the park, the summer traffic on Auburn-Folsom when the lake fills up. This guide is a nod to all of that, with a little history and a few things even longtime neighbors may not know. If you're thinking about a move, whether from elsewhere in the Sacramento region, from the Bay Area or from out of state, it's an honest look at daily life, prices, schools and what to check before you buy.

A Little History

Granite Bay is young as a name and old as a place. A few dates tell the story.

  1. 1800s

    Allen's District

    Before it was Granite Bay, the area was known as Allen's District, after Hiram B. Allen's family. Plum, peach and pear orchards were the mainstays, and olives grew along today's Olive Ranch Road. This is the ethnographic territory of the Nisenan, or Southern Maidu.

  2. 1955

    A lake arrives

    Folsom Dam was completed in 1955 and officially opened the following year, flooding the American River canyon to create Folsom Lake. The lake turned the end of the road into a recreation destination, and developers began subdividing land nearby.

  3. Early 1970s

    The first homes

    The first homes in Folsom Lake Estates were built in the early 1970s. The CC&Rs name Kroeger Properties, Inc. as the original declarant, and amendments dated 1976 through 1983 annexed the later units, 2B and 2C.

  4. 1986

    A later phase

    Placer County reviewed "Folsom Lake Estates III," a planned development of 70 single-family lots from 0.45 to one acre with about 20 acres of permanent open space.

  5. 1987

    Granite Bay, officially

    On July 28, 1987, Placer County officially recognized the name Granite Bay, which comes from a bay of Folsom Lake and the granite beneath the whole area.

Folsom Lake Estates and Its Neighbors

The interior streets

Oak Leaf Way loops through the middle of the neighborhood, with Oak Hill Drive, Reservoir Drive, Mac Duff Drive, Wood Chase Drive, Troy Way, Lou Court and Lou Place, and cul-de-sacs like Willey Court and Skye Court. Expect custom homes on lots that often run three-quarters of an acre or more. The private community park sits on Oak Leaf Way (FLEHA Park · WRSPG).

Baldwin Reservoir and the trail

The south edge is Baldwin Reservoir (locals call it Baldwin Lake), a San Juan Water District reservoir. The Baldwin Reservoir Trail skirts it and follows the neighborhood's fence line, and some lots back right onto the trail (SJWD · LBHA trail notes · Windermere listing, 10090 Willey Ct).

Barton Road

Auburn-Folsom Road

The east edge and the neighborhood's front door. Oak Hill Drive meets it just opposite the Beals Point entrance (LBHA trail notes). It's also the road to Folsom and Highway 50. Expect lake traffic on summer weekends.

Douglas Boulevard

A short drive north, Granite Bay's main east-west corridor, running toward Roseville and I-80, with shopping like Quarry Ponds Town Center (Quarry Ponds).

Nearby enclaves

Granite Bay also includes gated communities such as Los Lagos and Wexford, and the established Treelake Village. Folsom Lake Estates is the non-gated choice beside the state park (WRSPG).

Folsom Lake Estates is almost entirely custom and semi-custom single-family homes on large private lots, many built in the 1970s and 1980s and since updated (Ruby Home · FLEHA). The CC&Rs allow one detached single-family home of up to two stories per lot, and the HOA's setbacks are 35 feet front, 15 feet side and 25 feet rear (FLEHA Architectural Review). The HOA describes its annual fees as low.

Few homes sell here in any given quarter, so treat every figure as context, not a valuation:

The Lake, Trails & Hidden Gems

Beals Point

The closest lake access, at 7806 Auburn-Folsom Road, with a beach, day-use area and campground (CA State Parks). Day-use fees apply; check State Parks for current rates.

Folsom Lake State Recreation Area

About 20,000 acres of land and water. The lake itself covers 11,500 acres with 75 miles of shoreline, and it's used for swimming, boating, fishing, water skiing, hiking, biking and horseback riding. The Granite Bay entrance sits at the end of Douglas Boulevard (Wikipedia · CA State Parks).

Baldwin Reservoir Trail

The neighborhood's own trail: an easy, native-surface path about 2.5 miles one way that links Roseville's trails to the west with the Folsom Lake State Recreation Area to the east (Placer County Air Pollution Control District). It runs from Auburn-Folsom Road across from Beals Point, skirts Baldwin Reservoir, crosses Barton Road and continues over Linda Creek, with views of the reservoir and a beaver pond along the way (LBHA trail notes).

Regional trails

The Pioneer Express Trail and the Jedediah Smith Memorial Trail are the lake's best-known regional routes (Wikipedia).

The neighborhood park

FLE's private park at 9370 Oak Leaf Way has a locked sports court for tennis, pickleball and basketball, a playground, a picnic grove and a soccer field. It's for residents only, dawn to dusk, and members can reserve the grove and field (FLEHA Park).

Insider pick

When the lake drops in drought years, history resurfaces. In 2013 the remains of the Gold Rush town of Mormon Island reappeared 58 years after the lake covered them (Wikipedia).

Quarry Ponds Town Center

At 5520-5550 Douglas Boulevard, it's home to Hawks Restaurant, Oak Leaf Cafe, Kiku Japanese Cuisine, Capitol Cellars and Peet's Coffee, plus salons and boutiques (Quarry Ponds). Check current hours before you go.

Everyday errands

Douglas Boulevard and Auburn-Folsom Road cover groceries and services, with Roseville's larger shopping a short drive west.

Nearby nights out

Historic Folsom to the south and the small town of Loomis to the north are easy outings for more dining.

The kids' event that kicks off the year in the park. Spring is also peak wildflower and trail season around the lake.

Long evenings, then a walk or bike ride down the Baldwin Reservoir Trail toward Beals Point for the sunset.

FLEHA calls it "our renowned Christmas Eve luminary event," and visitors drive through to see the decorations each year.

Local tip: FLEHA publishes an electronic newsletter six times a year, the easiest way to catch event dates (FLEHA).

Getting Around

By car

Auburn-Folsom Road runs south to Folsom and Highway 50. Douglas Boulevard runs west through Granite Bay and Roseville to I-80 (Wikipedia). Folsom Lake is about 25 miles northeast of Sacramento, so plan on a drive to downtown. Test it at rush hour before you buy.

By bike or on foot

The lake trails are your backyard for recreation, but daily errands mean a car.

Lake traffic

Summer weekends bring heavy traffic near the lake entrances (WRSPG).

What makes Folsom Lake Estates itself: big oak lots without a gate, custom homes from the 1970s on, its own park and traditions, and Beals Point across the road.

How the neighbors differ: Folsom and Roseville are incorporated cities with newer master-planned neighborhoods and more retail. El Dorado Hills, across the lake in El Dorado County, has newer hillside communities. Loomis is a small rural town. Within Granite Bay, gated communities like Los Lagos and Wexford trade at the high end.

Eureka Union School District (TK-8)

The district

Eureka Union serves Granite Bay and part of east Roseville, with about 3,361 students in seven schools: three TK-3 schools, two for grades 4-6 and two junior highs for grades 7-8 (Eureka USD).

The schools

Oakhills, Greenhills and Maidu (TK-3), Ridgeview and Excelsior (4-6), and Willma Cavitt and Olympus junior highs (7-8) (NCES via School Finder USA). Cavitt, at 7200 Fuller Drive in Granite Bay, has about 370 students (Cavitt).

Roseville Joint Union High School District

Granite Bay High School

Eureka Union graduates move on to Granite Bay High, at 1 Grizzly Way, which had 2,036 students in 2024-25 (Eureka USD · NCES).

Always confirm school assignment and enrollment rules with the districts for a specific address.

Thinking About Moving Here?

Climate. Granite Bay has a hot-summer Mediterranean climate, with cool, wet winters and hot, dry summers (Wikipedia). Plan on air conditioning and a shady patio.

Cost of living. Prices sit at the top of the Sacramento region (see above). California's Prop 13 bases property tax on the purchase price. FLEHA dues are modest, but always review the HOA documents and the title report.

Daily life. Quiet streets, big yards, a car for errands, and the lake for everything else. Neighbors here list gardening, dogs, walking and hiking among their top interests (Nextdoor).

Coming from elsewhere in the Sacramento region? Expect more land, more privacy and a neighborhood with its own calendar.

Coming from the Bay Area? Lots measured in fractions of an acre instead of square feet, and a state park across the road. Expect summer heat and longer drives to work.

Respect the local character. Folsom Lake Estates has many longtime owners who care about its oaks, its architectural variety and its traditions. Submit exterior plans to the HOA, keep your lot tidy, and show up for the luminaries.

Coming from out of state? Learn California-specific rules early (Prop 13, fire-zone disclosures, insurance), and visit in July as well as spring.

Things Every Buyer Should Know

HOA review comes before the county

Any exterior addition, fence, wall or alteration needs FLEHA architectural approval first, and Placer County won't approve plans until the HOA has. Interior remodels don't need HOA review. Sellers order HOA demand documents through FLEHA (FLEHA Architectural Review · Demand Documents).

Trees, vegetation and fines

FLEHA has adopted a rule on dead trees and vegetation, with a fine policy for violations of the CC&Rs or bylaws (FLEHA Legal Documents). Budget for oak care and yearly clearing.

Animals and big lots

The CC&Rs allow one major animal such as a horse per 20,000 square feet of lot, with no livestock housed within 110 feet of the front setback line. Confirm county zoning too (FLEHA CC&Rs).

Wildfire, insurance and utilities

South Placer Fire District's 2025 fire-hazard map for local responsibility areas includes Moderate, High and Very High zones (South Placer Fire · Placer County FHSZ). Check the zone for any address and get insurance quotes early. Water in Granite Bay is served by San Juan Water District, which also owns Baldwin Reservoir on the neighborhood's south edge (SJWD). Ask whether a home is on public sewer or a septic system, and inspect accordingly.
